We try to provide everything you might need for a comfortable beach vacation.
Our beach closet is stocked with all kinds of beach items (boogie boards, beach chairs, beach umbrella... Beach towels are located in the laundry closet).
Our kitchen is fully stocked with everything you need for cooking (pots, pans, utensils, plates, cups, coffee maker, refrigerator with an icemaker & extra ice cube trays, oven, microwave, dishwasher...). There is also a blender, pitchers, an electric tea kettle, and a Keurig Brewing System (we provide some Keurig coffee pods).
In the cupboards you will find cooking staples, like, salt & pepper, olive oil, vinegar, and many other spices. Technically, we don't provide them but we and our guests leave many of them behind for other guests to use.
Necessities provided:
Each bathroom: 2+ toilet paper rolls, 1 box of tissue, bath towels, hand soap, shampoo, conditioner, body wash, make-up remover wipes, a startup amount of garbage bags, and 2 hair dryers.
Kitchen/laundry: 1 roll of paper towels, a startup amount of garbage bags, laundry & dishwasher detergent, dryer sheets, and hand soap.
We also provide several cleaning sprays (Windex, All-Purpose, granite counter tops, stove top, etc..) if you are in the mood to clean on your vacation ;). If you did not receive something on the list above please notify us and our housekeeper will be happy to replenish these items for you.
Baby/toddler items that we provide: portable booster seat, pack'n'play (please let us know if you are planning on using it and we will provide the bed sheets for it), portable bassinet/ changing table, step stool, tons of toys & games for both inside and outside, swimming life jackets.
There is a full size washer and dryer right in the condo, an iron and an ironing board.
Cancellation policies differ slightly depending on which website you reserved our condo through. However, typically, if you cancel at least 30 days prior to your check-in date, you will get a full refund (minus the booking fee that the reservation website charged you). The cleaning fee & lodging taxes are fully refundable:
Homeaway & VRBO - at least 30 days prior to check-in date = full refund; 14-29 days = 50% refund of the rental fee. Less than 14 days = no refund.
Airbnb - at least 30 days prior to check-in date = full refund. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.
TripAdvisor - at least 4 weeks prior to check-in date = 50% refund; at least 2 weeks = 25% refund.
For your own peace of mind we strongly recommend that you consider trip cancellation insurance. These policies typically cover circumstances like illness, accident, death in the family, etc. Although we are sympathetic to such emergencies altering your travel, this is a business with a lot of expenses which relies on rental income, and you are responsible for insuring your trip to assure a refund for unexpected family emergencies.
We require $300 refundable damage deposit. Different booking sites treat this deposit differently:
Airbnb & VRBO - they hold (don't charge) $300 on your card 2 days prior to your check-in date and if everything is ok after your check-out, they release it 14 days later, therefore, you don't see any charges.
TripAdvisor - $300 will be included as part of your rental payment and will be charged to your card by TripAdvisor. 10 days after your check-out date, this deposit will be credited back to your card by TripAdvisor.
There is an office onsite but you won't need to go there to pick up keys. We have an electric keypad on the door and we'll give you the code in the check-in email. However, you will need to check in with the office to register your cars. Our security on site needs to know who occupies which condo, how many people and how many cars they have.
No, there are no assigned parking in the complex, however, each condo is only supposed to have 2 cars. Our on site security make sure that everybody follows this rule, especially in the summer and holiday weeks. Exceptions can be made during off-season times, please let us know ahead of time so we can check with the office.
Please check-in with the on-site office when you get there to register your cars and receive parking stickers.
Please contact us prior to your check-in date if you are planning on bringing a boat, RV, or trailer of any type. We will need to check with our office to make sure they will have a spot for it in our gated parking lot between Labor Day and Memorial Day (off season). Unfortunately you will not be able to park a boat, RV, or trailer in our parking lot in the summer (between Memorial Day and Labor Day). There is a specific rule that was created by the homeowner's association to make sure that there is enough parking spaces during the busy time of the year - from Memorial Day to Labor Day. They are very strict about this rule, not even the owners are able to park their boats or trailers in the parking lot during this time. We heard some of our guests used Jim's Marina in the past. They charge $25/day for a wet slip and they are extremely nice.
Most of our renters are driving from Texas, Oklahoma, Kansas, and other states nearby. I believe, the small amount that fly do rent a car but occasionally, may be, once a year, we would get questions on restaurants and things to do within walking distance of the condo but that could be because people don't want to drive.
Our condo is located on the southern side of the island, right next to the Water Park. We normally recommend to people to rent a car, it makes it a little easier. There is a free shuttle that goes up and down the Padre Blvd every 30 min but the car definitely makes it much easier to move around the island. You will need to walk about quarter of a mile from the complex to the bus stop.
There is a BBQ (charcoal) grill area near the tennis courts in our complex.
There are also a few BBQ grills located by the rec room in the parking lot for everyone to use.
Due to the local fire code, owners and guests are not allowed to keep or use a BBQ grill on their balconies.
Yes, there is an elevator in the building. Our condo is located on the 3rd floor (2 flights of stairs from ground level).
The condos in our complex were not designed for ADA accessibility unfortunately, and you would not be able to navigate a wheelchair easily, especially in the bathrooms. There is an elevator in the building, but since it is over 40 years old, we would recommend that anyone with severe mobility issues considers staying on the first floor in case the elevator is out of order. There are no steps to the beach access, but it is sloped and exceeds the maximum allowed ADA slope considerably.
Yes, the complex has two pools and hot tubs (one by each building). One of the pools/hot tubs is heated during colder months. Normally they alternate them every month during slow times and during busy times, they can heat both of them.
The beach is very safe and kid friendly in front of our condo and really anywhere in South Padre Island. It gradually drops and you can walk out probably close to 80 ft or so before it starts to get deep. There are some times when you get big waves but because of the large shallow area they tend to break up before they reach the beach.
Unfortunately, our complex does not have an exercise room. We normally walk/run on the beach and swim in the ocean for exercise when we are there and my son buys a few drop-in sessions at the local gym. There are also 2 tennis courts and pools on the property that can be used for exercise. And of course - the beach! :) They also have bike rentals. There's a gym on the island (Island Fitness) that offers 24 hour access, free weights, and cardio equipment. There is also a Yoga studio on the island.
